The House Nobody Is Paying For. And Nobody Wants to Lose.
Dorit doesn't know anything. PK is just helping for the children. The foreclosure keeps getting postponed. The mortgage keeps not getting paid. And somehow, nobody is responsible for any of it.
The foreclosure auction on Dorit Kemsley's $6.5 million Encino home has now been postponed three times. May 20. June 3. June 9. Each time, a last-minute payment appears — courtesy of PK Kemsley, the man Dorit is divorcing, the man who does not live in the house, the man who has no legal obligation to pay anything at all. Each time, the house is saved. Each time, nothing is resolved. And each time, both parties return to their corners, adjust their legal strategy, and prepare for the next round. This is not a foreclosure story. This is a chess game with a $6.5 million board. And both players know exactly what they are doing.
Dorit's Game: The Woman Who Knows Nothing
When Andy Cohen asked Dorit about the unpaid mortgage on WWHL in March, she had her answer ready. "That is something that I learned a few weeks before everyone else learned about it. It's something that PK was in charge of. I didn't know it was not being paid." Simple. Clean. Devastating — for PK.

No payment had been made since September 2025. Two lenders filed default notices in January 2026 for $842,376. A third lender filed for over $5 million in missed payments. The LLC that owns the house — Dorit's LLC — was suspended by the Franchise Tax Board. A suspended company cannot legally act to stop a foreclosure. Dorit did not know the mortgage wasn't being paid. She also did not pay it when she found out. She also did not pay the taxes on her own LLC — the one in her name, the one she owns, the one that holds the house. The sole owner of Adlon Road LLC is Dorit Kemsley. Not PK. Not a business partner. Dorit. An LLC does not suspend itself. The Franchise Tax Board suspends it when the sole owner stops paying. Was PK supposed to pay that too? The mortgage, the LLC taxes, the utilities — while Dorit focused on more pressing matters? The court documents suggest her most pressing matter was $995,270 in wardrobe expenses. The paperwork, apparently, handles itself.
Dorit has spent nine seasons on RHOBH establishing herself as a sophisticated, multilingual, internationally educated businesswoman. She speaks English, Italian and Hebrew. She ran a fashion company. She negotiates contracts. She is, by her own account, nobody's fool. And yet — she did not know the mortgage wasn't being paid. She did not know her own LLC was suspended. She did not know PK was using finances against her until everyone else knew too. At $166,000 a month, Dorit is either one of the savviest women in Beverly Hills or a woman who knows nothing about her own financial situation. She cannot be both. She has spent nine seasons insisting she is the first one. The court documents are making a compelling case for the second.

The house has been postponed three times. By PK. Who has no legal obligation to pay. But the risk, apparently, is not real.
She calls PK's tactics a "starve-out strategy" and "financial gamesmanship." She accuses him of using the foreclosure threat as a weapon in their divorce. She demands "financial guardrails against PK's ongoing financial tricks." She does not specify which tricks. She does not pay the mortgage. She stays in the house.
PK's Game: The Good Guy Who Just Keeps Helping
PK's position is equally well-constructed. He pays the mortgage at the last possible minute — not enough to resolve the situation, just enough to postpone it. He does this, he says, for the children. He has no legal obligation. He is simply a good man in an impossible situation, doing what any reasonable father would do. The house is saved. He is the hero. He is also, somehow, still in control of the timeline.

He wants to preserve the remaining equity. He is also the man who keeps writing cheques that prevent the sale he claims is urgently necessary. If the house is sold at foreclosure, PK loses his leverage. If PK stops paying, the house gets foreclosed and Dorit loses her home. As long as he keeps paying just enough, the pressure on Dorit remains constant — and so does his position at the negotiating table.
Attorney Ronald Richards, who has been documenting this saga in real time on social media, has been characteristically direct. He nicknamed her "Poorit" — as in Dorit, but poor. He reported "high drama at the courthouse" on the morning of June 9 when a one-day extension was called out by the auctioneer at the last minute. He confirmed that as of that morning, Dorit's LLC was still suspended — meaning it could not legally go to court to defend itself. "The lender has tightened the screws big time," he wrote. And then, with the timing of someone who has watched this play out for months: "Stay tuned."
Richards also noted that since PK's last-minute reprieve, Dorit had not signed any new court papers, had not moved out, and had not fixed her suspended LLC. He added that she could easily sell items on Poshmark — "a phalanx of purses, clothes, and jewelry" — but won't. "She believes that Paul needs to pay for all of this," he wrote, "and she is never going to move near a main road."

🔴 Breaking: June 10, 2026 — Postponed Again. Again.
This morning, June 10, 2026, the Franchise Tax Board of California issued an official Entity Status Letter for Adlon Road LLC — Dorit's LLC, the one that owns the house. The letter is dated today. It confirms, in writing, with a checkmark, that the entity is not in good standing with the Franchise Tax Board. Not yesterday. Not last week. This morning. The day of the sale.
The sale was scheduled for 10:30am. It did not go forward. Ronald Richards reported that the lender has agreed to move the sale to Tuesday, June 16, 2026. Postponement number four. The auction will be cried out at 10:30am on June 16 instead — assuming, of course, that something doesn't happen between now and then. Something always happens between now and then.
Richards noted the consequence of these constant postponements that nobody is discussing: "The downside of these constant moves makes it very difficult for any buyer to appear. Absent a payoff, the lender will inherit the house subject to the first deed of trust." In plain English — if nobody shows up to buy, the lender takes the house. PK cannot keep writing cheques indefinitely. The LLC cannot act legally. And Dorit, according to Richards, is preoccupied with her book tour. The book tour, he noted, will not pay the mortgage.
Dorit doesn't know anything. PK is just helping for the children. The foreclosure keeps getting postponed. The mortgage keeps not getting paid. Two people earning a combined $250,000 a month are playing an extremely expensive game of chicken with a $6.5 million house as the board. Dorit calls it a starve-out strategy. PK calls it protecting the equity. Ronald Richards calls it from Instagram, in real time, with documents and a nickname — "Poorit." The lenders are the only people in this story who are not playing a game. They simply want their money back. The next date is June 16. The LLC is still suspended — confirmed in writing this morning by the Franchise Tax Board. PK is running out of options. And Dorit is on her book tour. The book tour, Ronald Richards noted, will not pay the mortgage. Nothing about this will be resolved by Tuesday. Mark your calendars.
